UPDATE:
** $100.00 for a bag of vegetables left in the freezer at move out. I'm very sure it was a new bag.
** $150 admin fee when moving out
* $30 for "streaks" on bathroom mirror
* What the heck is a stove filter? I've never cleaned one and never been charged for it either
* The vanity light was dirty? A little dust maybe. It could not have been noticeable OR ELSE IT WOULD HAVE BEEN CLEAN LIKE EVERYTHING ELSE WAS!
*Also, the reliable reviews here are the low ones. The high reviews are first impressions. Think of your last bad relationship. I'm sure it started out looking great also*
Outside:
* Many branches randomly fall from the trees. Beware.
- They do not water the grass in the back. It looks ghetto in the summer.
* Water pours from the roof
Inside:
* Poor water pressure. This affects the toilet flushing mainly.
* Something is weird about the water. It easily mildews and stains white. We have to bleach often
* The old fashioned tub/shower in our unit makes no sense. There are so many crevices.
Harassment upon time to renew!!
- A neighbor says that her family received a "bulk" email that offered one or two months free rent if they renew by a certain time. We didn't receive such bulk email. Anyway, they renewed within that time. However, the manager said that the email was a "glitch" and did not honor the offer!!
- Nearly daily, we got this message: "You need to renew *by the end of today* or else you will need to pay $250 more."
1. the two months notice is for those who intend to vacate
2. why would we need to renew by the end of a random day
3. the 250 is a holdover fee that would be in effect if there was no renewal *by the end of the lease,* not the end of some random day the manager calls
The manager.. ugh. Aggressive. Childish.
- I've had a couple of situations with her. She was the sole aggressor in all of them. Regarding the comment to renew by the end of the day, I asked: "Can you tell us where this is in the lease?" Her response: "You know what, I don't like your tone" and hangs up! I deliberately keep a blank tone with her. She is always the only one with an aggressive tone while cutting off my sentences.
- I put up a one star review the other day and she contacted my husband to tell me to take it down
- (update) We are month to month at this point. She thinks that this requires a new lease contract. It does not. I finally signed it for my roommates sake. She sends another saying that he signed the wrong one and somehow that means that I need to sign it again. He says that he didn't, but that she is just saying that he did. Who knows the motive of this
- She says that she will have to bill us a "lease break fee" if we decide not to stay. We are month-to-month. How is there lease break fee? We've completed the lease term. No lease break fee applies here. She's trying to force us to sign a new lease.
* Turns out the terms of the month-to-month lease that she wants us to sign does say that there is a two month lease break fee. What!? My roommate says that she explained that this is the two month notice... If so, it should read "two month notice required" not "lease break fee: two months rent." Those are separate things if you didn't know. Her pitiful "explanation" is not in the contract.
Move out fees
- A neighbor says someone was charged $10,000 dollars of damage. How could that have possibly been calculated in a building that has to be over 30 years old. The neighbors guessed damage to the wood floor. We don't have wood floors. It's laminate and only in some units. Many reviews complain about exorbitant fees upon move out. I believe them
- There is a $150 mandatory administrative move out fee. Where is that done
- No move out November- February is in the lease agreement
- I'm totally expecting exorbitant fees upon move out as the other comments have mentioned. This is the worst thing about this place. I've seen enough reviews and had enough experiences with this management.

Having been in outright legal battles at previous apartments- this has been the best move me and my wife have ever had. We've been here a little over a year and it's shocking how consistently management actually does their job. Jennifer is great, well for for the career. Maintenance crew (especially the guy I see the most, I think his name is Angel but I could be wrong- that might be someone else) is absolutely amazing. Reactive, quick to fix issues, and they don't act like you're bothering them for asking for those things. They'll even give a hello in passing and sometimes get into a conversation. Just all around nice people. Lakeville isn't my personal favorite type of neighborhood but the area is nice. Fairly low crime in my experience.

Jennifer was SO amazingly helpful with me getting my beautiful apartment. She knew I was operating with some urgency, and did all she could to make sure I was able to secure my new home and move in a timely manner.
The grounds and hallways, laundry area, etc are well-kept, clean and the building is quiet and welcoming. I couldn't be happier!

Lived here for 4 years, and I DO NOT recommend renting here. Current property manager does not handle any complaints, she just expects you to live with it no matter how bad it is. Place is riddled with section 8 renter's which really drags down the property with not so good people. It is not quiet at all if you face the court yard, too many people use the playground as a babysitter for their screaming kids. The good reviews you see are because they offer an incentive like a gift card or Thanksgiving dinner if you write a positive review, they will put your name in a drawing. The amount of rent I paid is way more than what they are offering for new renter's, so beware, your rent will increase every single year. And if you commute for work, just know it takes them forever to get the parking lot cleared in the winter after a snowfall. Sweet! You don't recognize me as a resident? Great, the email you sent me about damages, I will ignore then! You just said you don't know me! Way to try and cover your terrible management!

When I first moved into the neighborhood, I didn't even want to look at this place because it was really run down looking but what a difference a year can make! I just drove by and it looks so much cleanier and inviting!!! I stopped in to mention that I noticed the difference and the manager Kristen was a gem to talk too!! She was very grateful to get my feed back and even offered me a snack! Thanks for a great impression!! If anyone is looking to rent, I will send them to Oaks of Lakeville.

They have a no warning tow policy for tenants. If your tire goes flat overnight, you will get towed with no warning.
If your pass falls off, your tire goes flat, or your tags/plates expire they will tow with no warning, and no notification as to where your car went. My pass fell off my mirror, and my car was not there the next day. I had to call 911 to locate it. Management made it clear that they did not care when I raised the issue. The lot is not busy, so not sure if they're working with the towing company or what. Easy solution here is to leave parking tickets or notices 24 hrs before towing, which I suggested. If any effort were put forth to fix the issue, I wouldn't be leaving this review, but here we are.
Laundry room is nice, but you cannot simply pay for laundry, you have to use their special card and load money in 10$ increments onto the card.
Do not expect your deposit to be returned. They do not provide a pre-move out inspection report, so that means there is no way for tenants to be sure they will get their deposit back.
Positives: pretty quiet! I was surprised in my building that at night I wasn't ever kept up by any neighbors. The pool looks nice though I never used it. Decently priced rent for the size of apartment I had.

This apartment building has been getting cleaned up by new management for 2 years. The exterior has been cleaned up, new pool, new landscaping and newly remodeled apartments. They are clearing out the riff raff and bad tenants that were the problem. You can clearly see who the bad tenants were as they are doing the only thing they can do by leaving bad reviews. If you want to know who the bad tenants were, look at the names below. They are the people that wreck the apartments and then don't want to pay for the damage they caused. So that is why they leave a bad review. This apartment complex has been doing nothing but getting better over the last 2 years. Better tenants, better management , better maintenance all make for a better place to live! Get rid of the problem people!

The new property manager, Kristen, is phenomenal! In the couple months she's been there things have noticeably started to change. My daughter and I appreciate how quiet it typically is in that neighborhood, and it's nice to be within walking distance of downtown Lakeville and bike/walking paths. If you are looking for a more updated apartment, The Oaks would not be for you, but it provides us with everything we need!
