It’s disappointing that the building management doesn’t take responsibility for ongoing issues. The door handle between the parking garage and the apartments has been broken for over a month. The treadmill has been out of order for more than 8 months, and the hot tub breaks down every couple of weeks. The gym equipment is in poor condition, and when it’s reported, they make excuses instead of addressing the issues quickly. The elevators consistently have a bad odor, the dog area always smells unpleasant, and they never clean up after the dogs. These problems are never resolved promptly, which is frustrating for residents.

Like every apartment building, it seems great from a tour perspective. After living here for 1.5 years, you notice things at a different level. Here are the negatives that I have seen during my time here:
-Weekly dog pee or poo in the hallways, elevator lobbies, staircases, and elevators
-One garage door entry/exit being broken for 3+ months
-Hot tub not working on multiple occasions during the winter months and taking a week to fix at times
-Broken cardio equipment in the gym; specifically, a Treadmill that is still broken after six weeks.
- Entry points not properly functioning and therefore making you walk around the building to a door that hopefully works.
- Little kids running around the hallways and pool area at all hours
-Large group gatherings of 30+ people with only one resident who actually lives here
-Multiple Evictions posted on apartment doors of residents(shows you the type of people that live here)
-Packages being stolen from the package room, also an overflow of packages that just make the room hard to even walk in/find your package.

All in all, do NOT move here. It is not worth the headache. Two more building are being built in a .05 proximity of this place, I would move to one of those or even closer to Sloans.

Update on my review(8/27/2024):
-Treadmill is still broken after 11 weeks.
-Large gate by the pool has been broken for 4 weeks. No communication on when to expect this to be fixed.
-Homeless man was riding the elevator at 4am a few weeks back and then ran into the garage. 24/7 security did not answer. 8/27/24 updated: We actually do not have 24/7 security. The security company they hired only works night shifts. I called the other day in regards to a homeless man sleeping outside one of the main entrances. The individual who answered for the security company informed me they were not scheduled to come back to Luxe til 6pm. I found the homeless man sleeping from 8am-9am on Monday, Aug 26th. Went to the office to talk about it when they opened and they told me they would look at the cameras. Did not expect to hear from them, but would have been nice regardless since I was the one that found him.

I’ve lived at Luxe for 4 ½ years. It opened in 2020 and when I moved in, there were only 8 residents. Over the years, we’ve seen three changes in management and ownership, and while there have been ups and downs, the last 6-8 months have seen a significant decline in living conditions. This review reflects not just my experience, but the collective frustrations of many residents with whom I’ve built friendships.

Suspicious 5-Star Reviews: It's hard not to notice the influx of 5-star reviews with no explanation. These seem questionable, as many of them don't appear to reflect the actual experience of living here.

Safety Concerns: This building is NOT safe. Several exterior doors have been broken for months, allowing anyone to enter.

Examples include:
1. Two exterior doors on the Colfax side open without a fob, giving strangers access to the building.
2. The exterior door on 14th St. opens without a fob
3. 4th-floor access from the 14th side, same issue
4. Double doors by the dog park have been chained shut for over 6 weeks. You cannot exit in the event of an emergency and delivery drivers are regularly trapped in this foyer way since they don’t have a fob to reenter the building

The garage doors often break and can take months to repair. In the meantime, homeless people enter the garage, and residents have reported multiple incidents of people trying to break into their units.

Over July 4th, bullets were fired into three units from the Colfax side. While no one was hurt, management never informed the residents. Around the same time, a homeless man was found exposing himself in a bathroom and smoking crack.

Security Issues: Getting in touch with security is almost impossible. The building uses Oculus, but none of the numbers connect to a live person, and their location on-site is unknown. There is no visible security presence despite these ongoing issues.

Maintenance and Cleanliness: Aside from the lobby, the building looks rundown. Hallways have stained carpets, dirty floors, and scuffed walls. There’s only one cleaner for the entire building, which is unreasonable for a complex this size.

While unit maintenance is responsive and friendly, common area upkeep is lacking. For example, the women’s restroom on the first floor has had broken automatic toilets for months. Instead of fixing them, there’s a sign asking people to press the manual override button. After a weekend, the restroom is often filthy.

Amenity Failures: The Wi-Fi at the pool has never worked, and the building's audio system has been broken since day one.

Gym equipment breaks often and takes ages to fix.

Package Room Problems: The package room is disorganized, and packages are regularly stolen. A friend had her $750 bedframe stolen and after months, staff still didn’t reply or review the security footage. She ended up filing a police report. The package room lock can also be bypassed with a credit card- no wonder people's packages are stolen so often.

Minimal Events: Luxe hosts a pool party in the summer and a holiday party in the winter. Any other communication about events is inaccurate.

Trash and Pet Issues: Trash pickup is inconsistent, despite residents paying $30 per month for valet service. Luxe also does not recycle; all waste goes into the same dumpster. Residents let their pets relieve themselves in hallways and elevators and leave the mess behind.

Final Thoughts: Luxe is supposed to be a home, not just an apartment complex. I’ve had periods where I loved living here, and I’m grateful for the friendships I’ve made, but the ongoing safety issues and declining conditions have negatively impacted my quality of life.

For anyone wondering, I have raised these concerns with management multiple times, but nothing has changed.

My favorite complex I have ever lived at! Greatest living experience. On-site management (shoutout to Nicole) are amazing. Maintenance team answers requests same day. The leasing office isn't a mess like most other places because things are always running smoothly here! Because things are smooth, everyone in the Luxe community is happy and in a good mood.

-Best apt management with action-oriented staff
-Very dog friendly
-Friendly neighbors
-Amenities are top notch (and amenity areas are always clean)
-Amazing location for city life and quick, quick access to mountains (1hour 10 minutes to keystone)
-Gym is way better than most apt fitness centers
-Proximity to Edgewater public market, Sloan's Lake, highlands, and downtown a huge plus

lived here for a while. everyone in the office has been friendly and helpful whenever I have needed assistance. Like with all communities, some residents can be messy but the cleaning crew does a great job. A brighter coat of paint in the hallways would be nice, but the property is still very nice with lots of amenities.

I lived at the Luxe for a year and moved out on the 4th of November, so naturally I was expected to pay the prorated rent for November (4 days) and the utilities bill for September. When I was looking at the portal to make sure everything was good to go before moving out, I noticed they charged me the full amount for November (over $2k). Recently, it is unlikely to get someone on the phone, so I had to call several times to get someone real on the phone. They told me that the system did charge me incorrectly, didn’t really seem surprised on their end. Then said that when we do my walkthrough upon move out, they will try to process everything ASAP and get the refund to me in hopefully 1-2 weeks. I did the walkthrough, was told I would receive an email in a couple days to a week. Guess what? No email. I called and left voicemails, emailed, asked to talk to the community manager, and finally got a response back saying “everything was done on their end.” Several days passed, called again with no one answering, so I decided to go into the office and talk to them myself. At this point it was two weeks later with no real answers. When I walked in they printed out the ledger saying it was processed a week before. I had to take time off work to go into the office for them to even tell me what I’m being refunded. In that entire week I was trying to get some sort of update, no one mentioned when it was processed, how much, only “they did everything they were supposed to.” They also told me they lawfully have 60 days, which is in the lease I signed regarding the security deposit. In terms of completely overcharging me, that should be handled separately. Fast forward to over 4 weeks later, I have not received a check. I don’t know about the employees at the Luxe, but I need that money to pay other bills. Even though it was the Luxe’s mistake of taking unauthorized money, they don’t care to be responsive, to get it done in a timely manner, really anything to help the person affected out.

Another thing. I lived in a 1-bedroom unit. My utility bills were extremely high, so I compared with a friend in a 2-bedroom unit in the Luxe. Their’s was half of mine. I took this concern to management, they had maintenance come and “check” when I wasn’t home. I wasn’t told what they were checking and was just left to trust that they looked into it. I followed up again, they said they would send someone from Conservice (utility company) out to make sure everything is okay. No word for a week and a half. So I went down to the office, the community manager told me Conservice had followed up that day and they will get them out to my apartment. So, Conservice had already replied to the Luxe, then had to follow up, then it took me following up a 3rd time. I never heard again from the Luxe about the issue and as you can expect, Conservice never came out to see my apartment. In this time, another utility bill was posted to be paid without any of my concerns being addressed whatsoever. Again, the management does not care about your concerns, if you can even get in contact with them.
