My AC unit was not working for over a month and a half in the dead of summer in 2023. I kept reaching out to the staff but nothing was done. After telling the Kristy that I was well within my right to withhold my rent until it was fixed all of a sudden there was a sense of urgency. When I pressed the staff about it the maintenance man explain to me that the unit was leaking freon and that he’s been trying to convince the owners to replace them but they refused to spend the money! Then the lady at the front desk (Kristy) tried to make me feel better about it not working by saying “mine doesn’t work too”. Even a staff member couldn’t get a properly functioning AC unit? Her, that statement, and the situation were all ridiculous! Don’t rent here!

When I applied for my apartment Kristy was so supportive and nice. She helped me so much to navigate the process and was very pleasant. The people in the office was very helpful and friendly. When I moved in my apartment was clean and complete. A few minor things that was no problem for me to handle myself. The maintenance team works very well to keep the property looking nice. I am having a great experience I’ve been here 2 months. I am happy I made the choice to move here. The office team are great people

The “Manager” Vanessa tried to have us evicted with three kids around Christmas due to us withholding rent. My girlfriend Ashlea wrote a review outlining our troubles with Vanessa and her staff. Their response was they couldn’t rectify the issue due to our dogs being out. We had one dog, locked up whenever they were courteous enough to give us prior notice (because communication is a serious issue there). On several occasions our animals (we had a cat as well) were locked up in a room with no AC to accommodate maintenance who would simply never show. They’d be locked up multiple days in a row before they’d finally make it. I have a years worth of email chains and blink videos proving this. We started the AC battle in late March, wasn’t rectified till almost June. The battle with mold started in April, wasn’t rectified as of yet when we broke our lease this February, which they only accommodated us on due to us having a mold test and photos to take to court after a judge told them to fix it. They are unorganized, they don’t use tickets and things get forgotten. their own employees told us a third of the units were without AC because they patch rather than repair. We were sick almost an entire year, and instead of support, they tried to evict us. Vanessa was terrible, unorganized, and lacked accountability. Her staff was lazy and under qualified. Only reason we didn’t get put on the street was because a judge flat out told her that we were very accommodating and he wouldn’t pass judgment on us if we were living with mold, which we proved we were. I now pay less ($2500/month at eagle meadows) to live in a gated community, on base, two story town home, with an extra office, bigger rooms, an extra bathroom, a garage, and rapid response maintenance crew. Do not waste your hard earned money. Meadows is literally section A housing that spends more on flowers to peacock potential renters, than repairing units. And before meadows chimes in, we had an outstanding payment history except for the month we withheld, and one month where a check went missing, and as soon as the bank canceled that check which took time we paid up both of those despite the issues persisting, in compliance with the judge. We payed, in return they were to have mold testing, which they didn’t do. They brought in a one star company to moisture test. Took me longer to lock up the animals than it did for him to test. She filed for a second court summons three days later which she than tried to settle out of court once we had a black mold test positive. Our neighbors were the only thing nice about that place.

I have been here for 6 years. I love the neighborhood and the residents that I do know. My kids have made some amazing friends. In the spring and summer and fall a good bit of the homes have beautiful flower beds and decorative statues which makes eagle meadows feel more like a beautiful home! Now if you ask me if I would make the same choice to move in here again I wouldn’t even hesitate and say yes ! Because of the people and the space of the homes!

If considering moving here, please pay close attention to the negative reviews.
Not even a week before move in, we received an email that they are switching our move in date last minute because everyone there has Covid. This left us only a few days to move out of the previous place. The moving help could not accommodate, and no childcare. When we explained the circumstances to Eagle Meadows they offered no accommodations to the struggles this caused. We began moving in, no AC or Electricity in parts of the house. Further, the maintenance member told us that the reason we could not move in is because the roof had caved in, not Covid. It took a week for them to get all the electrical issues resolved and we were told a part was needed for the AC. Months went by with no AC because the maintenance member forgot to order the part. I have POTs which makes it hard to regulate my body temperature. When my partner explained this, the receptionist responded that, “everyone around here has health issues.” After weeks of continuing to wait in the heat, we had to ask them to install window units. It was not offered. We later found out that AC problems are a prevalent issue in this neighborhood. Next my son’s room started getting an odd smell. His carpet in his closet was soaked. Again, it took weeks for this to be resolved. Vanessa will tell you their method is “troubleshooting.” Really it is incompetence and laziness. They will try to blame it on EVERYTHING instead of resolving the issue. Fast forward, it’s leaking from the master bathroom. They had to tear up the tub. The dust gets everywhere! All over our furniture and floors. They left the bathroom half way done and told us they would come back. It’s months without a usable bathroom because they did not come back. Further we kept smelling mildew all through the house. When maintenance came they noted the smell as well. This is when we start noticing condensation all over the ac vents to the point of leaking. Someone came in and told us there was a leak. Vanessa said it was not his job to determine that. Was it resolved? No. They put a scent bomb in the vent. We went on vacation and when we got back the whole house smelled terrible. We notice black streaks on our oven. One day while cooking, we saw the liquid again, coming from the cabinets. BLACK MOLD all over the inside.
We messaged Vanessa. No one came. A week later, maintenance was there to finish the bathroom. As he was leaving, I mentioned the mold. He had no idea what I was talking about. He went to look and told me he come back with cleaner. I explained to him that there was clear water damage and we needed to locate where the mold was coming from. He ignored me. He took the cabinet doors off to clean (not replace). He told me he would have to come back the next day to clean the rest. HE LEFT EXPOSED MOLD. We ended up taping up trash bags to the cabinet. We decided to withhold rent. Not because we wanted tension, but because at this point we were fed up. They did not fix the issue but instead took us to court. We felt so defeated we told the judge we would pay it and stop fighting. However, he told Vanessa that Eagle Meadows needed to look into this. Vanessa had someone come check for moisture. We asked if he was testing for mold and he said that’s not what they do. Vanessa thought she could wash her hands of this. We took matters into my own hands. Tested the mold. Positive: black mold. At this, Vanessa wanted to close the case. We were able to break our lease early and got our security deposit back. But did we win? No. Lots of wasted money and lots of being sick and stress.

Update: Also note that their responses are further lies. We locked our dog up plenty of times and they would not show up or they would show up without communication. I have plenty of emails to back this up. As I have stated personally to Vanessa and now will here, there is a HUGE lack of accountability from this place. Accountability can go a long way for creating a positive relationship with management.

This is specifically for Kristy at the front desk and Anthony from the maintenance team.

I’ve been living here since 2018. Although it has been a journey throughout the years, Kristy has always been such a pleasure and so sweet. She’s always makes sure you know you are taken care of and always eager to help.

And for Anthony, a big special thank you for going out of your way and showing the upmost hospitality and showing you really do care to fix issues and not just a “quick fix”. He goes 120% to resolve issues, not just patch them. I’m so thankful for that and so are my kids ! Form the AC, to even the little things like leaky faucets.

My ac unit has been acting up for a year they sent the hvac tech Antony. He went over everything found several leaks and patched all and has given the entire system a once over and got my unit working as it should he went and cleaned my unit too to make sure it runs the way it should. He showed me all holes and my coils and cleaned and fixed all. After seeing the coil and as dust filled as it was he cleaned it and got it as it should be. I had several people come check this unit and none of them ever did half the inspect he did.

This post is specifically about Kristy, the office manager. We only lived at Eagle Meadows for approx 9 months but during that time I had several interactions with Kristy. She was always quick to respond to questions and very helpful. She is an asset to Eagle Meadows!
